" PROPERTY DESCRIPTION This well appointed 2 Bedroom Cottage situated in the heart of Charlton Kings is well located for local schools and facilities in the village.

From the front door a small lobby greets you with space to store shoes and hang coats. A door from the lobby leads into the large Living Area which measures approx. 20'7" x 10', this room has a decorative feature fireplace with shelving either side. Stairs lead to the first floor 2 Bedrooms and Bathroom.

From the Living Area a door leads to the Dining Room and adjoining Kitchen. The Kitchen has modern units and a window to the rear courtyard. Equipment includes a built in oven/hob and a washing machine. A fridge-freezer is provided in the adjacent dining area.

Upstairs there are two Bedrooms, Bedroom 1 has a window aspect to the front and measures approx. 11'11" x 10'. Bedroom 2 is also of a good size and over 20' in length with a window aspect to the rear.

The Bathroom has a contemporary white suite comprising of Bath with shower over, Washbasin and W/C.

Outside at the end of the terrace, a low maintenance gravelled area of Garden is available for use and there is a small border at the front of the property. An outside store to the rear is included as well as space for the wheelie bin.

Local immediate facilities include a newsagent, hairdresser, good local pub 'The Royal' which serves nice food and then there are more shops in Lyefield Road West and at 'Six Ways'. Charlton Kings Infants, Junior and Balcarras senior schools are all under half a mile away.
