" Sitting within a small development of modern homes in the village of Brimscombe lies this impressive detached modern town house. The property is situated within 2 miles of National Trust land with beautiful walks and scenery whilst being within easy reach of the town of Stroud and it's train station and shops. Positioned over three floors the property offers well-proportioned family accommodation to include a generous entrance hallway, a utility/boot room, a cloakroom and entrance to the 27' garage/workshop. The first floor consists of a kitchen/dining room with a range of fitted units and ample dining space and French doors to the rear garden, a sitting room with views to the front aspect with a Juliet balcony and a bedroom/study. On the second floor there is a master bedroom with en-suite and two further bedrooms which are serviced by the family bathroom. Property Ref: STR170231.

Situation
Brimscombe is a small countryside village built around the original shipping port that brought wealth and riches to the area. Although the port no longer remains, Brimscombe still holds many remnants of its heritage with converted woollen mills and the local pub "The Ship", which all run alongside the canal which still flows through the valley, sporadically intercepted by locks. Stroud District Council is currently leading restoration of a 6.7 mile length of the Cotswold Canals between Stonehouse and Brimscombe and this is thought to bring huge benefits in terms of economic investment, heritage, leisure and conservation to the area. The village has a local primary school and is in the catchment area for Thomas Keble secondary school. It also offers a village shop, Post Office, traditional Fish & Chip shop, hair salon and antiques shop. The A419 travels along the Brimscombe Valley and connects Stroud & Cirencester, each town offering a wide selection of shops, educational and recreational facilities. Above Brimscombe lies some 600 acres of commonland vested in the National Trust and known as Minchinhampton Common.

Private parking can be found to the front of the property with access to the garage. The front garden is mainly laid to stone gravel with a pathway to the front door. The rear garden can be accessed from the kitchen/dining room which leads out to a patio, perfect for alfresco dining.
