LOCATION Phelps Farm Barn is situated in a prominent positon on the Gloucestershire/Worcestershire borders. From the top of its land it enjoys some spectacular views/stretching over the barn towards the full range of the Malvern Hills.
The historic riverside town of Tewkesbury is 3 miles, Upton upon Severn 4 miles, Cheltenham 16 miles (distances approximate).
The property is a short driving distance away from Junction 2 of the M50.
There are good rail connections to Birmingham and London Paddington at Malvern, Pershore and Worcester. ROUTE TO THE PROPERTY From Worcester take the A38 signposted to Teweksbury. Proceed through the villages of Kempsey, Severn Stoke and bypass the town of Upton. Continue into the Hamlet of Stratford Bridge before locating the property, Phelps Farm Barn ahead on your left hand side, just after the Stratford Bridge garage. There is a Rangemaster six ring gas and electric range cooker with extractor hood over, integral dishwasher and Travertine tiled floor. A stable door gives access to the front of the house.
Twin hand made oak staircases off the drawing room lead to two sparate first floor wings of the house.
The principal gallery landing has an oak floor, vaulted timbered ceiling with exposed timbers and huge oak frame.
Leading off this landing are four double bedrooms, the generous master bedroom having an exposed oak frame and en-suite shower room. There is a separate well appointed family bathroom with slipper bath. The secondary gallery landing provides access to the guest double bedroom with ensuite bathroom.

THE APPROACH Phelps Farm Barn is approached via a timber bar field gate and gravel driveway providing extensive car parking.
There is gated gravel side access to one side of the house, finding an area suitable for a horse lorry etc.
Four bay open front covered area 24'6 (7.47m) x 16' (4.88m) to one side of the house with power and lighting and integral workshop. Breeze block stabling 39'8 x 14'6 overall devided into three boxes with concrete floor. Lying off the main driveway.
LANDSCAPED GARDENS The landscaped gardens lie principally to the rear of the house. Feature a two tier lawn with flagstone terrace, steps and dwarf walling. Five connecting paddocks. All with a water supply and direct road frontage. Enclosed by a combination of post and wire fencing and timber fencing with mixed hedging. Timber stabling with two 12' x 12' loose boxes and central hay store. Separate timber field shelter.
Orchard adjoining the rear gardens of the house with a variety of apple, pear and plum fruit trees.
Cold water taps and exterior power points.
