" A unique and beautifully presented detached family home located in the hamlet of Uckinghall which must be viewed to appreciate the stunning views across fishing lakes to the rear of the property and views across meadows to the front aspect. Built in 1999 the property sits over the original Ferry Mans Cottage and Cafe in a picture perfect setting.

Barley House is accessed via a private road with ample parking in front. Upon entering the property you walk into a large hallway which gives access to all downstairs rooms including the downstairs cloakroom and utiilty room.

The front to back lounge has french doors leading out onto the garden and has the added benefit of a feature fireplace with log burner. Also accessed from the hallway is a front to back dining room and beautifully fitted kitchen with Range cooker and stable door leading out onto a patio area, overlooking the lake.

On the first floor are four double bedrooms all with wonderful views across the lakes and countryside. The main bedroom has an en suite shower room and there is a separate family bathroom which also has a separate multi jet shower.

There is double glazing throughout and LPG central heating with the tank being located in the garden.

The rear of the property is so idyllic and meanders down through an arch to a beautiful Japanese garden where you can spend the last few hours of the sunshine in the evening. The views of the lakes really do put the icing on the cake for this wonderful garden.
