" Yew Tree House is a charming, detached, village home, built of local mellow brick, with outbuildings and a beautiful garden with an orchardpaddock to the far end.

Dating back to at least 1759, this lovingly cared for property exudes character and charm, yet offers modern comforts too.

The present owners have been in residence for over 20 years and in that time have restored, renovated and upgraded this lovely home, whilst creating a stunning gardener`s delight at the same time. The garden has been awarded best in village no fewer than six times

Slimbridge Village sits in the rural Severn Vale, just below the Cotswold escarpment. Further along the road is Sir Peter Scott`s Wildfowl and Wetlands Trust Site, which is world famous for its migrating birds. The area has many country walks and the village has a 12th century church and primary school.

This property truly welcomes you in and comprises: kitchen breakfast room with a cottagefarmhouse feel with beams and view to all sides.. Outside the kitchen is a covered seating area perfect for alfresco dining or morning coffee. Continue through to the dining room from kitchen, this room has a deep fireplace and original bread oven feature, along with windows to front and rear. Next is the official entrance hall with its ancient door and stairs up as well as three very pretty stained glass panelled doors to dining room, living room and utilitywc.

At the end of the house is the sitting room, with open fireplace, this in turn leads to a conservatorygarden room which is private and in just the right spot to enjoy the garden vista and sunshine.

Upstairs via an elm door are two double bedrooms of fairly equal size both with plenty of natural light, having windows to front and rear. Also on this floor is the bathroomwc

Upstairs again, via the second elm door brings you to the first loft, which is in two sections either side of the stair way. There are three double glazed Velux windows. To the left of the stairs is an area used by the current owners as an officestudy and to the right is used by them as a guest bed space. From the kitchenbreakfast room is an antique style cast iron spiral staircase up to a second loft, also with double glazed velux windows. The vendors currently use this space as a studiohobbies area, but have also used as double bed space

Outside the garden and orchard are thought to stretch to .90 acre. The whole area of land is beautifully cared for, and the owners have created a wonderful garden with ?rooms`. There are many unusual plants and trees throughout, a superb flower garden and highly productive vegetable areas too. Midway up the garden is a 30` timber-built structure with a stable and garden store. To the far end is the orchardpaddock with an array of fruit trees, a wildlife pond and a potting shed.

As you enter the property from the lane through the village, to the right of the driveway is a former stable block built of matching brick, this is now an excellent workshop, but could also be a work-from-home space. To the front of the house is a clipped yew hedge and five bar gate entrance leading to parking for numerous vehicles
