DETAILS

The Barn lies nestled and tucked away within the heart of the village of Kempley Green. The property is ideally situated for exploring the wealth that both Herefordshire and Gloucestershire has to offer. This location offers an ideal combination of peaceful village life with amenities on offer nearby in the market towns of Newent (4 miles), Ross-on-Wye (6 ? miles) and Ledbury (7 ? miles). The cathedral cities of Gloucester, Hereford and Worcester are 12 miles, 16 miles and 33 miles distant respectively allowing easy commuting access, whilst Cheltenham is only 21 miles distant. Excellent rail links to London Paddington and Birmingham New Street are via Ledbury (7 ? miles), whilst access to the motorway network via J3 of the M50, is approximately 3 miles distant.

The Barn is approached via a private driveway. There is extensive gravelled parking for several vehicles and the property benefits from having a double garage and a separate workshop to the rear. The garage, which has light and power, holds much potential for those considering having annexe accommodation for their extended family (subject to the relevant planning etc). The double garage has larger than average doors, allowing easy access to park vehicles within. A log store lies to the side of the garage. The gardens gently wrap around the property and to the rear, the garden has an expansive lawn which in the main, is bounded by a mixture of mature trees and hedging. A patio, which runs along most of the length of the house, has seating areas dotted along, here and there, from which to enjoy the peace and tranquillity of the setting and in turn, the picturesque surrounding countryside views. From the offices of Hayes, proceed down New Street to the roundabout and take the second exit on the B4216 towards Dymock. Continue along this road until you reach a T-junction. Turn right (Dymock village hall will be on your right hand side) onto the B4215 and immediately turn left travelling over the bridge and following the signs for Kempley. Follow the signs for Kempley Green and when you come into the main village, the property will be found on your right hand side, opposite a small bus shelter and telephone box. You will see a plaque on the wall entitled 'The Barn'.

The Barn at Kempley Green was converted approximately 14 years ago. The original barn is believed to date back to the 17th century and the dairy part of the property is believed to date back to 1871. The open plan living / dining room has a high vaulted ceiling where the original beams can be seen. It is light, bright and airy and has a wonderful and unique brick fireplace with a large multi-fuel wood burning stove. It is a real feature of this room and is ideal for those cosy winter nights in by the fire. The dining area is situated directly opposite the large French doors which give beautiful views to the gardens and in turn, the surrounding countryside. The kitchen / breakfast room has an array of maple units which are complemented by slate flooring. There is an integral halogen hob, oven, fridge, freezer, dishwasher and washing machine. There is also ample space for a table and chairs. A staircase leads up from the kitchen to the fourth bedroom, which is currently used as an office. This room would make an ideal separate guest suite or indeed, a teenager's den. This room also benefits from having its own cloakroom. The remaining bedrooms are situated in the original Dairy part of the building, all of which have wonderful views over the gardens. The master bedroom has fitted wardrobes, with the en-suite bathroom having a large walk-in shower with built in storage units and cream ceramic tiled flooring. The family bathroom has a bath with shower over and has cream travertine flooring. The third bedroom is situated at the end of the hallway and is currently used as a second sitting room. There are three windows in this lovely room, allowing you to view the beautiful gardens which gently wrap around the property.
