" Nestling in the foothills of the picturesque Cotswold escarpment lies the small village of Haresfield, some 8 miles or so to the south of Gloucester and within easy reach of Regency Cheltenham. Junction 12 of the M5 is roughly 1.5 miles away, and the mainline rail station for Paddington is at Stonehouse approximately 5 miles away.

Surrounded by rural meadowland and therefore enjoying all the attributes of the countryside, Haresfield is, however, close to supermarkets and shops. This home offers an attractive blend of peace and modernity. Beacon Lane leads from the heart of the village to Haresfield Beacon where walkers can enjoy spectacular views across to the Severn Estuary and the Welsh Hills in the distance.

There are numerous woodland and hillside walks on hand. The Old Granary stands at the lower end of the lane; a charming structure of Cotswold stone and mellow Frampton brick, sympathetically converted by the present owners some 18 years ago. This is a comfortable home with character and a host of high-end range fittings. Many features of the original building have been retained, notably pitch pine overhead beams, an inglenook fireplace in the kitchen and a cooking range (for display purposes only!) dating back to 1853. Flooring in most rooms is provided by limestone flagstones quarried in Oxfordshire, with multi-coloured slate having been laid in the kitchen, utility and garden rooms. Oil-fired central heating provides underfloor heating to the ground floor, and upstairs with radiators.

On entering the home you are immediately struck by the wealth of attractive beams on display, plus the oak staircase leading to upstairs areas. Facing you is the downstairs WC. One of the main hubs of the house is the kitchen/family room with enough space for a table and easy chairs if required. A range of bespoke cabinets with granite worktops provide ample cooking and preparation space. Central to this is the Aga with the back up of a separate oven/hob for summertime use. A fridge, freezer and dishwasher are incorporated, with general additional room attractions including the original range.

Leading from the Kitchen area is the marvellous solid oak garden room offering the perfect setting from which to enjoy the garden and fields beyond. An ideal spot to relax with friends over a drink or two! This room also has underfloor heating. Also off the kitchen is the utility/boot room with a variety of cupboards, sink, washing machine, tumble dryer and oil boiler.

Entering the sitting room one cannot fail to notice all the overhead beams, the cosy stone fireplace with log burner and the size of the spacious room. Plenty of room for sofas, chairs and a dining table if you wish. To the end of the house is the dining room, presently used as a study and playroom. With doors out to the rear garden, this room has many usage options.

The entire upstairs area has solid oak flooring and there are four bedrooms, three en suites and a family bathroom. All the bathrooms have quality fittings and tiling and the family bathroom has a cast iron stand alone bath. Each bedroom has built-in wardrobe/cupboard space.

One of the major attractions of The Old Granary are the mature landscaped gardens to the front and rear of the property. In total there are three separate lawns plus broad flower beds stocked with a wide variety of plants and shrubs.

The front garden, bordered by a beech hedge, also features a Wishing Well, whilst in the back garden you will find a pond with goldfish. The back garden also has a shed and small greenhouse. There are several paved areas both to the front and particularly the rear, for outdoor dining and socialising. An irrigation system has been installed to cover both front and rear with sprinklers and pop up sprays. The whole garden has a lovely rural outlook to fields with sheep and cattle grazing.

This is definitely a house to be seen inside to fully appreciate and is offered chain free.

Follow this lane and turn right at T junction to the village. Turn right after the bridge and in front of the school. Take the next left onto Beacon Lane. The Old Granary will be seen on the left hand side after about 200 yards
