The property is a detached house of sandstone and slate construction. It occupies a corner position and is surrounded by garden area.  The front of the house is accessed by a winding path to the front door, there is lawn and shrubbery either side of the path.  The property is separated from the pavement by a low stone wall.

The rear of the property is bound by a six foot high fence (new) of sturdy construction on two sides, the third side has an evergreen hedge.  The rear garden has a generous sized lawn and is surrounded by beds of mature shrubs, including an apple tree and soft fruit bushes.  Access from the back garden to the front of the house is secured by a gate.  There are three out- buildings; a summer house; a 12’ by 12’ shed (new) and a 6’ by 10’ shed (new) providing ample outside storage.

The garden is ideal for small children being flat and completely private and secure.

The ground floor is entered via a small vestibule leading to an attractive hallway. Doors from the hall way lead to a sitting room with a bay window, original cornicing and original solid fuel open fireplace; a large living/dining room

(formerly two rooms) featuring original cornicing, fireplace (with gas stove) and with windows at each end.  On the ground floor there is also a double bedroom with a recently added en-suite shower room.   There also a w.c., with understair storage space leading off.

The large kitchen is amply fitted with many units including a dresser unit and leads to a recently (four years ago) constructed conservatory and generous sized utility room. 

A wide, turned stairway leads to the upper floor which comprises a roomy landing, three bedrooms; two of which have fitted wardrobes; the third bedroom is currently used as a study.  There is also a smaller room with a Velux window currently used as a child’s bedroom.   A large bathroom with bath and shower completes the upstairs accommodation. All upstairs rooms have large dormer windows and are light and airy.  The house is tastefully decorated and well maintained throughout.  

All windows and the vestibule door were replaced five years ago with double glazed units set in wooden casements of traditional style.

The house nestles at the foot of the beautiful Ochil hills and enjoys lovely views to the rear, and numerous cycling and walking paths in the local area.

Tillicoultry offers a range of amenities, health centre, library, a choice of shops and cafes including a retail outlet village and Sterling Mills, an large furniture and home store.  The Primary School is five minutes’ walk from the house and Secondary Schools, Alva Academy and Dollar Academy, are both two miles from the property.  There are good transport links across Central Scotland, the nearest train station is in Alloa three miles away.
