Situation and Description Situated at the heart of the unspoilt estuary village of Lympstone, 'Bridge House' which is believed to have been built in 1911 is an imposing property occupying a commanding position within 150 metres of village amenities, the River Exe and the slipway. The internal layout has had some adjustment, principally to the bathroom, which now features a number of separate WC's in line with the property's current use as a language school. However the property has considerable potential to be used either as a well proportioned family home, having full residential consent until 2013, or indeed could continue to be used for income purposes.

. Lympstone itself is a delightful village situated between the historic old port of Topsham and the coastal town of Exmouth. There is convenient access to the City of Exeter, approximately 9 miles distant and to junction 30 of the M5 motorway connecting to other commuter routes. Lympstone retains much of its character and charm still having its ancient harbour and wall where beautiful views can be enjoyed across the River Exe estuary to the west. Local amenities include a well established primary school, four Inns, post office, shop and old church. There is also a sailing and tennis club and a regular train service runs between Exmouth and Exeter via Lympstone. A good selection of colleges, independent and state schools are also within easy reach.

. Bridge House is a classic Edwardian double bay fronted house of attractive brick elevations under a slate roof. The principal reception room has a triple aspect with French doors opening onto the rear patio and garden, which is south facing. There is also a dining room with a period fireplace adjacent to the kitchen, whilst upstairs all three good sized bedrooms enjoy a pleasant outlook either over the village towards St Peter's Tower and the Estuary or of the rear garden. Potential purchasers should be aware that the former bathroom has been remodelled to now include three separate WC's. When re-instating the bathroom there may also be the potential to create an en suite to the main bedroom, subject to the necessary building regulations. Features expected in a property of this period include substantial timber doors, picture rails and sash windows. The property additionally benefits from a mains gas fired central heating system.

. Particular mention should be made of a newly built detached double garage which is of block and brick construction and has been completed to a high standard. This could be of interest to boat owners having a good height pr possibly as an annexe (subject to the necessary planning consents.
