" A 4/5 bedroomed, 3/4 reception roomed period spacious semi-detached house of charm and character in a highly desirable location with off road parking and some estuary views.

In more detail ....
The current owner has lived happily in this spacious family home for over 12 years and is moving now to downsize. You approach the front door across a block pavioured drive to an entrance vestibule with original tiled flooring which offers space for clock hanging and shoes and boots. Immediately to the right there is an original door with a beautiful stained glass panel with matching stained glass panel windows above and to the sides. This door opens into a spacious, L shaped welcoming and light filled reception hallway which has original wooden floorboards and a good sized under stairs storage cupboard. A door opens into a beautifully proportioned bay fronted sitting room where a black marble fire surround set into an arched recess adds an attractive focal point. There are 4 wall light points and wooden effect laminate flooring. There is a wonderful 2nd reception room with 2 arched windows, a fireplace and a French door leads out to the rear garden. The current vendor used this room as a bedroom for an extended family member but it would make an excellent family/TV room or a play room. In addition there is a dining room with French doors leading out to the rear garden and a well equipped kitchen/breakfast room. There is an Edwardian style conservatory to the rear with lovely views across the level rear garden and from this a door leads to a useful ground floor shower room with a white suite including a wash hand basin and close coupled wc.

What the owner likes ....
This has been a wonderful family home where 3 generations of us have lived happily together. Although 5/6 people have lived here at the same time we have all had plenty of individual space to enjoy. We also love the fact that we are so close to the town and the beach and as the children were growing up they could walk to all the local amenities and when they were older catching the bus or train nearby into Exeter gave them a sense of freedom. This is a great home for entertaining family and friends as it has so many reception rooms and the level good sized rear garden is great for Summer barbecues.

Bear in mind ....
With 4 spacious bedrooms upstairs with the bay fronted master bedroom having some estuary views too this home offers superb family space and for those wishing to house extended family the 2nd reception room offers excellent potential as a ground floor bedroom or 2nd sitting room. There is a lovely bathroom with tiles in natural hues and a large luxurious ceramic jacuzzi bath and white wash hand basin. There is a separate wc. The huge loft could be converted to provide further accommodation (with the necessary planning consents) and this would offer wonderful views across the Exe estuary to Haldon Hills. The block pavioured drive offers plenty of off road parking and has a substantial covered car port area. The fenced rear garden is level and an excellent size. This home offers a wonderful rambling house in a superb location and would now benefit from some upgrading which would further enhance its value and status in such a favoured area. We highly recommend a viewing to appreciate the full size and nature of this substantial house and the coastal lifestyle opportunity it affords.

Location ....
This property sits within easy reach of Exmouth beach and the town centre. For keen walkers there is access to many miles of coastal path starting at 'The Needle' at Orcombe Point, which denotes the start of the World Heritage coastline. The Exe Estuary has been designated an 'Area Of Outstanding Natural Beauty' and offers further exceptional walks and a cycle path leading to Topsham via Lympstone. The opportunities to enjoy a variety of watersports in addition to equestrian and golfing pursuits in the area are also plentiful. Exmouth train station provides access to the nearby Cathedral city of Exeter and beyond. Exmouth is a highly commutable coastal town, within 20 minutes of the M5 motorway junction and Exeter International Airport. It offers an ideal base for those seeking an enhanced coastal lifestyle and enjoyment of all the area has to offer.
