SITUATION Barton Villas are situated in Barton Crescent, a wonderful Victorian crescent of 7 pairs of impressive like-designed three storey townhouses. They are in the Dawlish Conservation Area but not Listed. Constructed in the latter part of the 19th Century, 1-15 Barton Villas and the terrace opposite forming 1-10 Barton Crescent, comprise a cohesive enclave of excellent, well-preserved, mid-Victorian architecture in an historic setting leading directly to St Gregory's Church. The property is only a short walk from the centre of Dawlish and the sea front while the cathedral and university city of Exeter is 14 miles. DESCRIPTION Though originally designed as a substantial private house, a number of years ago it was divided into three flats, two of which have been lived in until recently, with the third having not been lived in for a number of years and has suffered from fire damage. The property, once developed, with its enclosed rear garden and good sized rooms will make an ideal family home once again. The ground floor flat has hall, kitchen, sitting room, dining room, inner hall, bathroom, separate wc and two bedrooms. Numerous period features remain including sash windows, ornate cornices and coving as well as fireplaces, some of which are marble. OUTSIDE To the front of the property is a level area of garden laid to lawn. A path at the side of the property leads to the rear enclosed garden which again is principally laid to lawn. Accessed from the rear service lane is a brick and slate block of three garages.
