" A detached property in an elevated location in popular Teign Valley village. Sitting room, kitchen/dining room, 4 bedrooms, bathroom, cloakroom, boot room. Garage. Large gardens. Superb views. EPC Band F.

SITUATION Lower Commons is situated in an elevated spot on the fringes of the Teign Valley village of Christow, just on the eastern boundary of the Dartmoor National Park. Christow has a strong community with doctor's surgery, shop/post office, village store, well-regarded pub, primary school (OFSTED - good), parish church and community centre. There are regular bus services into Exeter and Newton Abbot. Nearby is fishing on the River Teign, as well as golf at the Teign Valley Golf Club. The university and cathedral city of Exeter (9 miles) lies to the east, and has a wide range of facilities and amenities one would expect from a centre of its size and importance including excellent shopping, theatre, dining and sporting and recreational pursuits. There are mainline railway stations on the London Paddington and Waterloo lines. Exeter International Airport lies approximately 4 miles to the east of the city.
 
  DESCRIPTION Lower Commons is a detached property occupying a good sized corner plot. The accommodation is laid out over two floors and enjoys the benefits of modern living including double glazing and oil-fired central heating. ACCOMMODATION To the front of the property is a door (rarely used) leading to the T-shaped hallway. To the rear of the property the back door leads to a boot room/utility room with space and plumbing for a number of appliances. The kitchen/dining room is fitted with a range of units, as well as oil-fired Stanley range serving both the central heating and domestic hot water systems. The triple aspect dining room has doors to the patio. At the front of the property is the dual aspect sitting room with oil-fired, coal-effect stove as well as excellent views across the surrounding countryside. From the hallway there are three bedrooms, the master of which is fitted with a range of units. The third bedroom has a shower cubicle. The family bathroom has a fitted bath, wash basin, wc and bidet. From the hall stairs lead up to the first floor which has a large double bedroom and cloakroom. OUTSIDE To the rear of the property a five-bar wooden gate leads to the driveway with parking for three vehicles, and gives access to the single garage which has power and light supply as well as ample storage. Paths lead around the house to the front of the property which has a paved patio. The remainder of the gardens, which enjoy a high degree of privacy, are laid mainly to lawn interspersed with a number of mature flower and shrub beds, two ornamental ponds, two sheds and a greenhouse. At the bottom of the garden is an orchard. Overall the property amounts to about 0.3 of an acre. Due to its position there are some superb views of the surrounding countryside from both the gardens and several of the rooms. DIRECTIONAL NOTE From Exeter proceed on the B3212 signposted Moretonhampstead. Proceed through the village of Longdown and after a few miles, at Farrants Cross, turn left onto the B3193 signposted Chudleigh, Bridford and Christow. At the T-junction turn left onto the Teign Valley Road. Continue past the turning for Bridford and take the next right hand turn signposted Christow. Proceed up the hill and into the village towards the top of the village. Turn right by the white cottage with the post box, opposite the telephone box and after approximately 50 yards turn left.
