SITUATION Bryher is situated in the heart of the popular Teign Valley village of Christow, just on the eastern boundary of the Dartmoor National Park. Christow has a strong community with doctor's surgery, shop/post office, village store, well-regarded pub, primary school, parish church and community centre. There are regular bus services into Exeter and Newton Abbot.
  The university and cathedral city of Exeter (8 miles) lies to the east, and has a wide range of facilities and amenities one would expect from a centre of its size and importance including excellent shopping, theatre, dining and sporting and recreational pursuits. There are mainline railway stations on the London Paddington and Waterloo lines. Exeter International Airport lies approximately 4 miles to the east of the city.
  Due to its position in the Dartmoor National Park, there is abundant opportunity for a range of outdoor pursuits within the vicinity including excellent walking, riding, cycling and fishing.
  The A38 is only 5 miles distant providing good access to both Plymouth in the south and the M5 to the north. DESCRIPTION Bryher is a detached bungalow situated in the heart of the Teign Valley village of Christow. Dating from, we believe, the 1960s, the property is in need of modernisation and refreshment. The unusual layout, with the inclusion of an annexe area offers spacious and versatile accommodation. This may be reconfigured to return to a conventional three bedroom bungalow.
  The front entrance porch leads into the living/dining room, a spacious dual aspect room with patio doors at one end. The kitchen has a range of fitted units, electric cooker, sink and space for fridge freezer. Adjoining this is a utility porch. Behind the kitchen is a further room which could easily be reinstated into a bedroom. There is also a family bathroom.
  The annexe area to the rear of the bungalow has access internally or externally. This has a large living room with kitchenette along with bedroom and shower room. OUTSIDE Bryher sits in the middle of its own good sized plot which is accessed via the large drive with parking for two or three vehicles. This leads to the double garage.
  The remainder of the gardens are level with the house and laid mainly to lawn. There are a number of mature shrubs, plants, flower beds and specimen trees. Despite its location in the heart of the village, the gardens enjoy a good degree of privacy.
  Overall the property amounts to about quarter of an acre. DIRECTIONAL NOTE From Exeter proceed on the B3212 towards Moretonhampstead passing through the village of Longdown. After 5 miles, at Farrants Cross, turn left onto the B3193 signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left onto the Teign Valley Road, following the road for approximately 2 miles before taking the 2nd turning signposted Christow.
