SITUATION 11 Smithay Meadows is situated in an elevated spot, close to the heart of the Teign Valley village of Christow, just within the eastern boundary of the Dartmoor National Park. Christow has a strong community with doctor's surgery, shop/post office, village store, well-regarded pub, primary school, parish church and community centre. There are regular bus services into Exeter and Newton Abbot. The university and cathedral city of Exeter (8 miles) lies to the east, and has a wide range of facilities and amenities one would expect from a centre of its size and importance including excellent shopping, theatre, dining and sporting and recreational pursuits. There are mainline railway stations on the London Paddington and Waterloo lines. Exeter International Airport lies approximately 4 miles to the east of the city. Due to its position in the Dartmoor National Park, there is abundant opportunity for a range of outdoor pursuits within the vicinity including excellent walking, riding, cycling and fishing. The A38 is only 5 miles distant providing good access to both Plymouth in the south and the M5 to the north. DESCRIPTION 11 Smithay Meadows is a modern detached family home of rendered elevations beneath a tiled roof and situated in a quiet cul-de-sac close to the village centre. Dating from the mid 1980s, It offers well-presented accommodation and private gardens. ACCOMMODATION Entrance porch leads to front door and to the reception hallway off which are the principal living rooms. The sitting room has space for a fireplace with electric fire and arch to the separate dining room. Off this is a good sized conservatory leading out to the rear patio. The kitchen/breakfast room is fitted with a range of matching eye and base level units, electric oven and hob, inset sink and space for breakfast table and chairs. There is a large walk-in pantry as well as utility room to the rear with space and plumbing for washing machine, space for fridge and door to rear garden. Of further note on the ground floor is a cloakroom. On the first floor are four bedrooms, the master of which has an en suite shower together with modern well-fitted family bathroom with panelled bath with shower over, wc and vanity unit with sink. OUTSIDE To the front of the property steps lead up to the porch and front door with tarmaced off road car parking space leading to the attached single garage. This has an up-and-over door, power and light supply. To the rear of the property is a private and enclosed terraced garden with patio, steps leading up through ornamental shrubbery and pond to a level lawned area at the top of the garden. Shed. Due to its elevated position within the village, there are some quite excellent views from many of the rooms across the surrounding rolling countryside. DIRECTIONAL NOTE From Exeter proceed on the B3212 towards Moretonhampstead passing through the village of Longdown. After a few miles, at Farrants Cross, turn left onto the B3193 signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left onto the Teign Valley Road. Continue for past the turning for Bridford and take the 2nd right hand turn signposted Christow. Proceed up the hill into the village, passing the pub on the left and the village store on the right. Where the road forks bear right (Wet Lane) and Smithay Gardens can be found on the left hand side shortly thereafter.
