The property is mainly upvc double glazed, with some secondary glazing, with gas central heating with a new combi boiler. Easily maintained gardens to front and rear with patio area and ornamental pond.  Drive with off road parking leading to a detached garage.  The bathroom has been recently fitted.

ACCOMMODATION: The accommodation comprises a tiled entrance with upvc double glazed door and windows with a further upvc double glazed door opening into the hall.  Off the hall there are doors to the cloakroom, with WC and wash hand basin, 1980s retro fitted kitchen with a range of wall and floor units with stainless steel single drainer and space and plumbing for washing machine.  There is a free-standing cooker with gas hobs and there is a fridge freezer. The wall mounted gas boiler and a door leading to side and rear.  From the hall there are two doors into the spacious open planned lounge/dining room with upvc double glazed doors onto patio. Stairs to first floor landing with doors to well proportioned single bedroom with two large double bedrooms with beautiful countryside views. All bedrooms have built-in wardrobes.  Recently fitted family bathroom including walk-in shower, panelled bath, wash hand basin and WC. Outside a driveway leads to a detached garage with off road parking with front lawned garden with established trees. The a large rear garden is split to provide a raised area with shrubs and trees, a separate lawned area with a second patio area with ornamental pond.

DIRECTIONS: From our offices in Longbrook Street turn right into New North Road at the traffic lights. At the mini roundabout take the first exit off the mini roundabout - signposted to Crediton. At the clock tower take the third exit (B3183) passing straight through the lights by Exeter College and on to Cowley Bridge. Take the first exit onto A377 towards Crediton and after approx 1 mile turn right - sign post to Upton Pyne.  After 1 mile you will enter the village of Upton Pyne and take the first right into Pyne Gardens and number 4 will be found on your right - straight ahead.
