SITUATION 2 Bussells Cottages is set in a delightful and peaceful rural location midway between Stoke Canon to the south and the National Trust owned Killerton House to the north, on the east side of the River Culm. Stoke Canon, just over a mile away, has a primary school, church, pub and village stores/post office. The larger village of Silverton (3 miles) has an excellent range of local shops and services. Though the property is in a rural location it is only 5 miles from the university and cathedral city of Exeter which has a range of facilities befitting a centre of its importance. Exeter St Davids railway station is 4 miles which links to London Paddington whilst junction 29 of the M5 motorway is about 5 miles. Exeter International Airport is to the east of the city.
  The property is in unspoilt Devon countryside close to the National Trust owned Killerton Estate, with easy access to various footpaths and attractive walking in Killerton Park. DESCRIPTION 2 Bussells Cottages is one of two cottages set in a rural location which date from many years ago and are set at the end of a no-through lane. The original cottage has been upgraded and extended over the years so a surprisingly large amount of accommodation is provided and offered in good decorative order.
  Though the 'official' front door leads from the porch into the sitting room, normally the usual access into the property is via a door into the BREAKFAST ROOM which is an attractive dual aspect room with 2-oven Aga with brick features either side and French windows out into the secluded garden. There are also French windows into the DINING ROOM, another dual aspect room which has a doorway leading back into the KITCHEN. This was refitted by Moorland Kitchens with space for range style cooker, Belfast sink with granite worktops either side and cupboards below plus further granite surfaces with oak fronted cupboards below. Matching range of wall cupboards. The SITTING ROOM has a stable type door to the porch and staircase to the first floor, open fireplace with brick hearth, window to front.   Off the landing on the first floor there are 2 DOUBLE and 1 SINGLE BEDROOMS plus a large BATHROOM fitted in the period style. All three bedrooms face the front with the master bedroom having built-in wardrobes, cupboards and drawers. Bedroom 2 is a fine triple aspect room with rural views. The bathroom has a free-standing claw foot bath with shower over, pedestal wash basin and close-coupled wc. Airing cupboard, heated towel rail plus attractive outlook over rear garden. THE GARDENS The driveway to the property leads off the no-through lane which leads to the detached concrete block SINGLE GARAGE with up and over door, light and power connected and adjoining parking. The main gardens are to the side and rear of the cottage with patio, summerhouse and extensive lawns with shrubs and trees. There is also a large shrub border along one side plus two garden sheds. There is also a smaller front garden. THE LAND & BUILDING At the end of the no-through lane is the parcel of agricultural land. There is a large level meadow field of pasture with various mature trees along with a WILDLIFE POND and surrounding trees at the far end. The River Culm borders the bottom of the fields. Nearest to the access point is a grass paddock with a large quality POULTRY ENCLOSURE with electric fencing. GENERAL PURPOSE BUILDING (30' x 15') of steel frame under galvanised iron and Yorkshire boarding, in 2 sections. A footpath leads across the meadows to the village of Rewe. Overall the property amounts to about 14 ACRES. SINGLE PAYMENT SCHEME The land has been registered for Entitlements under the Single Payment Scheme and these will be transferred to the new owner. The land is currently let for the grazing of cattle. An appropriate portion of this dual income will be refunded to the purchaser upon completion.
