An opportunity to purchase this 2 bedroom grade II listed end-terrace cottage situated in the village of Sowton village offering good access to the A30 and M5. The accommodation comprises a living room with multifuel burner and exposed timbers. A fitted kitchen with built-in cooker hub, fridge freezer and dishwasher as well as a bathroom on the ground floor while on the first floor are 2 bedrooms and a useful boarded loft space accessed from bedroom 2.


Outside
To the front is a gravel parking space for 1 car as well as a gate to a well stocked cottage style garden and paved patio to the front door. A gravel path leads to the rear garden with a cobbled area, ornamental ceramic sink and gravelled seating area with built-in BBQ. Raised stocked flower beds and outside light with steps up to a further area of garden with palm trees, pond and bamboo which leads to a further garden with a waterfall, pond and timber decked patio and bridge. A large shed (12'0 x 8'0) with steps down to a timber decked seating area which backs on to a stream and offers attractive views to fields beyond. Directions
From Ottery St Mary proceed towards the A30 and at the roundabout take the 3rd exit on to the old A30. At the next roundabout take the 1st exit and continue straight on passing the Whimple and Rockbeare. Go past Cranbrook and you will see the Black Horse pub on your right just after passing through Clyst Honiton. Turn left signposted Sowton Village and continue over the bridge until you reach the village. On entering the village turn left towards the church and the property will be on the left hand side. "
