Situation The property is set just off a quiet country lane a short distance from the village of Brayford, set on the edge of the Exmoor foothills, surrounded by beautiful open countryside, with bridleways and footpaths leading onto the moors. Within the village is a popular primary school and the property is also within the renowned West Buckland Independent School catchment area.

The market town of South Molton is about seven miles and retains its charm as a real country market town, whilst the regional centre of Barnstaple, about nine miles, offers a comprehensive range of both business and leisure facilities.

The A361 North Devon Link Road is about six miles away and gives access to the M5 motorway (Junction 27), where there is a main line railway station at Tiverton Parkway on the London Paddington line.
