" A superbly presented bungalow in a quiet village location. Immaculate and spacious 3 bedroom accommodation, fitted kitchen/breakfast room, sitting room, bathroom, and en suite. Garage and private gardens.

SITUATION 14 Old Manor Gardens is situated in the East Devon village of Colyford which benefits from an active community with a range of amenities including two village inns, a highly regarded restaurant, post office and general store/butchers, parish church, and village hall. The small historic town of Colyton is about a mile away and is well known for some beautiful period architecture. The town offers an appealing range of convenience shops, businesses and doctors surgery. The world heritage Jurassic coast is easily reached, with the coastal town of Seaton being situated a mile away. An historic tramway operates along the banks of the river Axe and connects Colyford and Colyton to Seaton. DESCRIPTION 14 Old Manor Gardens is an immaculately presented detached bungalow, built in 1997 of traditional construction which has been carefully maintained by the present owners and which benefits from mains gas central heating and double glazing. The property offers comfortable and spacious accommodation and enjoys a quiet south facing situation overlooking the delightful old manor buildings and beyond towards the coast.
  The layout of the rooms offers flexibility with up to three bedrooms, two bedrooms currently being used as a formal dining room and an additional sitting room or study. A wide and welcoming entrance hall leads to the principle sitting room which has a wood and marble surround to the fireplace and is fitted with a coal effect gas fire. Wide patio doors connect the room with the patio and garden.
  The kitchen/breakfast room is fitted with a range of pale fronted units with laminate worktops, inset one and a half bowl composite sink, integrated fridge/freezer, eye level oven and grill, gas hob and space and plumbing for a washing machine. There is plenty of room for a table, and a very pleasant view over the rear garden. A door leads to the side of the property and gardens.
  The main bedroom has a fitted mirror fronted cupboard and en suite shower room and the family bathroom has a pale coloured suite with bath and Mira shower over, concealed cistern WC, basin inset into vanity unit and heated towel rail.
  OUTSIDE The property is approached from the quiet no through lane to the drive with parking and garage with up and over door, power and light. The main garden is at the rear of the bungalow and is private with lawns and attractive water feature and established borders. There is a patio adjacent to the rear of the bungalow with power, lighting and outside tap. DIRECTIONS From junction 30 of the M5, follow the A3052 in a southeasterly direction. Continue through the village of Newton Poppleford, passing turnings for Sidmouth, Beer and Seaton. Continuing on the A3052 in to Colyford, turn left into Old Manor Gardens immediately before the Wheelwright Inn and proceed for about 250 yards, turn left and 14 Old Manor Gardens is on the right.
