Kilkhampton is a popular self contained village with two public houses, a church, general stores and a post office. Kilkhampton is only a short drive from Sandymouth beach and nearby Bude with its spectacular coastline, cliff walks and surfing beaches. Bude sits on the River Neet which meets at Summerleaze beach. Bude and Stratton have a wide range of facilities including supermarkets, churches, shops, restaurants, leisure centre, swimming pool and a local hospital. Crackington Haven, Boscastle, Tintagel and Clovelly are within a short drive. Penstowe Manor Park offers nightly entertainment and discos; a heated indoor swimming pool, an outdoor heated pool with a children's pool, restaurant & bar, indoor bowls and a range of other amenities. Entrance Porch 9'0 x 6'9 (2.74m x 2.06m) Your enter the property through a large, light, conservatory style entrance porch, which could easily become a study area. There is vinyl flooring and a maintenance free uPVC ceiling, and a welcome light beckons visitors in through either entrance door to the kitchen or to the hallway. Bedroom 1 11'4 x 9'1 (3.45m x 2.77m) There are white, fitted wall units reaching over the bed, linked to a triple wardrobe with a mirrored door. There is also a large, double, built in wardrobe with sliding doors. This light and airy room has a window to the rear garden, and there is a ceiling pull switch for mains lighting. Radiator. Telephone point. Bathroom 6'9 x 5'2 (2.06m x 1.57m) A pale champagne suite comprising a bath, with 'Triton T70' electric shower over, pedestal sink and WC, all having gold coloured fittings. There is full height tiling to the shower area, half tiling around the bath and a sink splashback. An obscure glazed window to the front provides good light and there is a shaver point with light above the sink. A radiator and a wall mounted fan heater provide warmth. There are a range of matching accessories including a towel rail, shelving and loo seat! Extractor fan. Lounge 17'0 x 13'4 (5.18m x 4.06m) A large room with a window overlooking the front garden and patio doors to the conservatory. An attractive focal point is the brick built feature fireplace, which houses an LPG 'real flame' coal effect fire, and has a wooden mantle and tiled hearth. Again this is a light and airy room, and has twin ceiling lamps and no less than four wall mounted uplighters to create a range of lighting moods! There is also a radiator, and both television and satellite TV points, and a telephone point. Conservatory 13'11 x 12'0 decreasing to 5'3 (4.24m x 3.66m decr A unique space which has been thoughtfully designed to maximise privacy and increase accommodation and light. Roughly triangular in shape, there is a high wall, with windows over, to the open side of the property, and tall windows over a dwarf wall to the garden sides. All windows are fitted with bespoke venetian blinds, and a cill around three sides provides display space, perhaps for tropical and exotic plants. There is ample room for a sofa and dining suite. To the side of the conservatory, a tall, wooden gate provides access to the side and front gardens, and a pathway leads to the front entrance. There is also a rear access door to the garage. Front garden A corner plot with numerous small shrubs, some in gravelled beds and raised beds, and a neat lawn with kerbed edging. The centrepiece is a large palm tree, which adds an exotic flavour! The plot wraps around to the front where it meets a block paved driveway approaching the garage, with space for parking two vehicles. Garage 17'7 x 9'11 (5.36m x 3.02m) The locking up and over door opens smoothly to reveal a tidy garage, with plastered walls, artexed ceiling and concrete floor. There is a window and door at the rear to the garden. The garage houses the mains electricity consumer unit, a garden tap and some fitted shelving. Power and light is connected, and there is plumbing for a washing machine. Agent's Notes This is a well presented home, which has been equipped and improved with low maintenance in mind.
