" Comfortably, well appointed, spacious bungalow in one of the best positions in the village. Short level walk from all amenities.  Attractive gardens, parking and detached garage block.  Double glazing and central heating.
 
SITUATION
Situated near the heart of the popular Devonshire village of Bradworthy.  The village has a range of amenities, including a highly rated Primary School, friendly pub/restaurant, church, butchers, ironmongers, Post Office and grocers.  The North Cornwall and Devon coasts are only a short distance away.  The port town of Bideford, with a much wider range of facilities is approximately 15 miles away and the coastal resort town of Bude is a 20 minute drive.
 
ACCOMMODATION
Double glazed double doors open to the spacious Hallway from which all rooms lead off.  The hall offers a large coat and storage cupboard, a study area and has double glazed windows to the front of the property.  The main living areas are at one end of the bungalow and comprise a very good sized Sitting Room with windows to the front and double glazed French windows opening to the gardens.  The feature fireplace accommodates a built-in multi-fuel stove.  The super Kitchen is adjacent to the sitting room and has been cleverly opened up to the Conservatory on the back of the property providing an excellent living space with great views out over the pretty rear gardens and large double glazed French windows opening out onto the terrace.  The kitchen itself has an excellent range of cupboard and drawer units with further worksurface over and further wall mounted units.  Large pantry cupboard in one corner, space for fridge/freezer, fitted electric oven with gas hob with full tiling behind and is a very effective use of the space.  Further work surface with cupboards and space housing the Grant oil-fired boiler and stainless steel sink drainer.  Plenty of room to accommodate a table to seat four.  From the hall the Dining Room is adjacent to the kitchen which is a nice space and could be used as a fourth bedroom, if required.  Plenty of space for a large dining table and dresser.  Double glazed window looking over the terrace and gardens to the rear.
 
The Master Bedroom is on the rear of the property and not only has double glazed windows looking out to the very private rear gardens, but French windows also opening out to a separate terrace and giving access to the gardens.  It has an En-Suite Shower Room comprising large shower cubicle, wash hand basin and WC plus an opaque window to the side of the property.  Bedroom Two is a super double bedroom set on the front of the property and has double glazed windows to two aspects.  Bedroom Three is another double bedroom set on the end of the property with a window looking to the side.  The Family Bathroom is on the end of the property and with an airing cupboard housing the hot water tank and central heating controls.  WC, wash hand basin and bath with shower over.
 
OUTSIDE
The property is approached at the end of a quiet cul-de-sac and there is ample parking for several vehicles in front of the bungalow.  The Garage is located to one side of the property and communicates with the garden.  There is a lawn garden to the front with some mature shrubs and steps lead up to the front.  There is a side gate leading to the rear garden which is terraced and also laid to lawn with very attractive flower borders and features including a stone wall retaining the hedge.  To one end of the garden is a raised terrace next to the master bedroom and accommodating a Shed.  The oil tank is located behind the garage.
