" Super family home on the edge of town and in a quiet cul-de-sac location. Lovely large gardens and good sized accommodation.  The property is in need of modernisation and updating.  Excellent value.
 
SITUATION
Holsworthy is a busy market town that caters well for its inhabitants with a variety of mixed enterprises both of a local and national chain including leisure, catering and shopping facilities.  The A388 is found running through the centre of the town providing excellent links to the north and south.  The towns of Launceston and Okehampton can be found 13 and 19 miles away respectively both providing useful links to the A30 dual carriageway which in turn provides access to Cornwall as well as the cathedral city of Exeter and the M5 motorway.
 
ACCOMMODATION
A double glazed door opens to a small Porch with original timber door opening to the Hall which has a double glazed window enjoying views of the front garden.  Stairs rise to the first floor with understairs cupboard.  Two doors open off the hall, one to the Dining Room with a double glazed window giving views of the gardens behind the property.  There is a feature fireplace to one corner.  The Sitting Room again opens off the entrance hall and has double glazed windows to two aspects looking over both the front and side gardens.  It is a light and airy room with a 1950โ€™s tiled feature fireplace to one wall and a door opening to the Kitchen.  This is on the rear of the property and enjoys views over the gardens.  The kitchen currently houses a solid fuel Rayburn Range which serves the domestic hot water system. There is a small range of cupboard units and a sink drainer.  A door opens to a walk-in larder cupboard and further doors opening to a short passage with a door to the gardens.  Downstairs WC and a Small Store.
 
The First Floor has a spacious landing which opens to Three Bedrooms, two to the front and one to the rear.  Two of these are good doubles with an additional single.  A Family Bathroom provides a bath, WC and wash hand basin.

The property has a short drive providing parking space and space for the erection of a garage.  There are attractive, large lawned gardens to the front and rear of the property.  The gardens contain mature hedges, trees and shrubs and complement the house well.
