SITUATION The property is situated in the popular and unspoilt conservation village of Exbourne. The cottage fronts onto a minor lane towards the edge of the village and from the gardens there are some attractive views to surrounding countryside.

The village of Exbourne offers an excellent range of local facilities, which include village pre-school and primary school, Inn, garage, parish church and a soon to be constructed village community shop. From Exbourne there is easy access to the nearby town of Okehampton, some 5 miles away, with its excellent range of shops and services. The town also has a modern hospital together with a state of the art leisure centre in the attractive setting of Simmons Park. From the town there is direct access via the A30 dual carriageway to the Cathedral and University City of Exeter with its M5 motorway, mainline rail and international air connections.

Exbourne is situated amongst rolling typically Devonshire Countryside, which boasts many leisure opportunities such as fishing on the Torridge and walking and cycling on the nearby Tarka Trail. The Dartmoor National Park is easily accessible at Okehampton, whilst there is also comparatively easy access to the North coasts of Devon and Cornwall, with some attractive beaches and delightful coastal scenery.
