SITUATION Greystones occupies an enviable elevated position on the edge of the popular village of Winkleigh. The property enjoys a private location with attractive views over its own gardens, the surrounding countryside and to Dartmoor in the distance. The property lies in the very heart of Devon surrounded by rolling farmland, the village offers an excellent range of facilities including village stores, post office, butcher, primary school, two public houses, veterinary surgery, doctors surgery and village church. The village also benefits from having a good local transport service with daily buses to Exeter and Barnstaple, and a once weekly service to Okehampton. From the village there is easy access to the town of Okehampton, being situated on the northern fringes of the Dartmoor National Park. The town offers an excellent range of shops and services including three supermarkets, modern hospital, state of the art leisure centre and expanding 6th form college. From Winkleigh the town of Crediton is also easily accessible and the Cathedral City of Exeter (23 miles distant) with its M5 motorway, main line rail and air links is within similar driving distance. The A30 dual carriageway can be accessed at Whiddon Down providing a direct link East to Exeter and the M5 and West to Cornwall and Plymouth. In addition the North and South coasts of Devon with their attractive beaches and delightful coastal scenery are within easy travelling distance. DESCRIPTION Greystones is a handsome stone built and spacious, mid 1930's bungalow with historic connections. Originally three bedrooms and two reception rooms, but now with the added benefit of two further bedrooms and a shower room in the clever loft conversion - being ideal for visitors, Bed and Breakfast potential or a family member who likes their own 'space'. What makes this bungalow individual and rather special is that it was mainly constructed from selected material removed from Eggesford House - which itself was an imposing 'stately home' built in the Tudor Gothic style between 1820-1850 for the Earl of Portsmouth. The items used to build Greystones include the cut stone for the walls, the Gothic design windows, the castellated chimneys, the oak floor in the reception rooms, the internal doors and the two pairs of double doors for the main entrance with their stained glass insert which incorporates the Earls Coat of Arms. Of particular interest is the beautiful oak linenfold panelling to be found in the entrance porch and the dining room. Set in its own mature and private gardens of just under half of an acre with glorious south and west views of the Devon countryside and tors of Dartmoor. The main sitting room boasts an attractive Minster stone fireplace with inset wood burning stove, oak floorboards and double aspect windows with attractive views over the surrounding countryside. From the sitting room, double doors open to a large split level garden/sun room with aspect over the gardens. The dining room is an attractive room with Oak panelling and floorboards, open fireplace with tiled hearth. The kitchen / breakfast room has been re-fitted within the past few years with an extensive range of timber cupboards, whilst the adjoining breakfast room boasts an oil fired Rayburn providing cooking facilities and domestic hot water. A separate oil fired boiler provides central heating, there is also an adjoining walk in larder. There are three bedrooms to the ground floor, one currently being used as a study and the two main bedrooms boasting a pedestal wash hand basin, further rooms on the ground floor include a cloakroom, bathroom and two large walk in store cupboards. To the first floor is a spacious landing with walk in airing cupboard, together with two bedrooms and a shower room. OUTSIDE The property is accessed via twin wrought iron gates to a concrete drive with a parking area for approximately 6-7 cars, screened by a conifer hedge to the side. The drive extends to a GARAGE/WORKSHOP with twin double opening doors, storage area, electric light and power, part slate floor, water tap and side access door to rear path. Adjacent is a retaining stone wall with steps up to a mature and heavily planted area of garden with many mature trees. The main garden is to the rear of the house and is accessed via a pedestrian gate. There are two paved patio areas extending to the rear of the house offering an attractive aspect over the gardens and countryside. A concrete path runs down the side of the garden and adjacent is a former vegetable and fruit garden with many mature apple trees, whilst the remainder is primarily laid to lawn with mature flower and shrub borders and mature trees, greenhouse to remain.
