SITUATION 4 Park Cottages is situated in an idyllic rural setting on the fringe of the historic Eggesford Forest in the very picturesque Taw Valley. The Taw is a river renowned for its fishing and is in an area of particularly attractive Devon countryside. Eggesford Railway Station is only a short distance and provides access to the picturesque Barnstaple to Exeter Tarka Line. Local amenities are available in the small local town of Chulmleigh, which offers a good range of services including a variety of shops, places of worship, post office, health centre, primary and secondary schooling, local pubs and other amenities including an 18 hole short golf course.

DESCRIPTION Believed to have been built in the 1840's for the workers of the Earl of Portsmouth's Eggesford Estate, 4 Park Cottages is a well presented 3 bedroom cottage retaining all the character and charm of the period. Outside there are large gardens surrounded by stunning scenery together with an array of useful outbuildings. ACCOMMODATION ENTRANCE PORCH with double doors opening to an INNER HALL with tiled floor, painted ceiling beams and wide wooden staircase to the first floor. DINING ROOM with exposed ceiling beams and under stairs storage cupboard. The KITCHEN is fitted with a range of base units with a large natural, solid wood work surface area, wall units and fitted shelves. Space for an electric cooker, space and plumbing for washing machine and space for fridge or tumble dryer. Stainless steel sink with double drainer. The SITTING ROOM has a tiled floor, exposed ceiling beams and a large fireplace with cast iron bread oven to the side and multi fuel burning stove . SIDE HALL with tiled floor and door into BEDROOM 3 or OFFICE, currently used for business purposes and with a mezzanine floor providing additional space.
 
On the first floor there are TWO DOUBLE BEDROOMS with BEDROOM 1 having a large shelved airing cupboard and BEDROOM 2 has a fitted triple wardrobe/shelves. The BATHROOM is fitted with a modern suite comprising panelled bath with mixer tap and shower attachment, low level WC and pedestal washbasin. Wall mounted heated towel rail and vanity unit. OUTSIDE Accessed along a short path to the side of the cottage are the large gardens. They back onto open farmland and have a stream running along the bottom. The gardens are mainly laid to lawn with a banked area to the higher side. There is also a timber framed SUMMER HOUSE/STUDIO 25'3' x 11'6'.
