" Located in a wonderful rural setting this individual detached bungalow is surrounded by rolling Devon countryside which can be enjoyed from nearly all parts of the gardens, grounds and land (all enclosed with stock proof fencing) and yet is only 2 miles from Morchard Bishop and 6 miles from the market town of Crediton.

The property is nicely accessed via a lane serving only 4 properties with electronic double gates leading to a sizeable parking area and outbuildings such as a double garage/workshop with 3 former stables now used as an outside office and storage for ride on mower and tools – but could easily be returned to stables. There’s also an operating licence for 2 HGVs to be based here-Obtained by the current owner.

The 3 bedroom bungalow is presented in good order throughout with the current owners adding a lovely large conservatory to the spacious lounge diner, there’s also a modern kitchen and utility room, plus bathroom and separate WC. MORCHARD BISHOP is one of the larger parishes in the county lying east of the A377 Exeter / Barnstaple road and north west of Crediton, and having a population of just under 1,000. It nestles comfortably in the very heartland of Devon, midway between the north and south coast and sitting between the two great Moors, Dartmoor and Exmoor. The village is surrounded by hilly, unspoilt countryside, yet is within easy travelling distance of Crediton (approximately 7 miles), the City of Exeter (approximately 14 miles) and Tiverton (approximately 15 miles). The village is well served by local regular buses to Crediton and Exeter and is 3 miles from Morchard Road station on the Barnstaple to Exeter Tarka line. It has an attractive mixture of old thatched cottages and modern houses with amenities such as the parish church, primary school, Doctors Surgery, shop/post office, garage and London Inn.  There is also a sports club, tennis court, village hall and a bowling green.

DIRECTIONS

From Crediton follow the A377 to Morchard Road.  Turn right as signposted Morchard Bishop, continue up into the village until reaching The London Inn.  Turn right passing the church and primary school.  Continue to Barton Corner and turn right as signposted Newbuildings.  Take the third turning on the left and Elm Tree Bungalow is the first bungalow up the lane on the right. "
