SITUATION 3 Wood Lane Cottages is situated in a conservation area on the fringes of the popular village of Morchard Bishop which sits in the heart of the Mid Devon countryside. The village itself offers a strong community with a good range of facilities including general store & cafe (Countryside Alliance Award 2013), parish church, primary school, pub, garage, sports club with tennis court and doctor's surgery. The towns of Tiverton (16 miles) and Crediton (8 miles) both offer a more comprehensive range of shopping and leisure facilities together with public and state schooling. There are regular bus services to both Crediton and Exeter.
 
The university and cathedral city of Exeter (15 miles) provides a comprehensive range of facilities and amenities befitting a centre of its importance including excellent dining, shopping, theatre and recreational and sporting pursuits. Exeter has two mainline railway stations on the London Paddington and Waterloo lines and an international airport. There is a railway station at Morchard Road on the Tarka line (Exeter to Barnstaple). DESCRIPTION The property is a charming attached unlisted period cottage of rendered cob and stone elevations beneath a tiled roof, it offers spacious accommodation of over 1,800sq ft and enjoys an abundance of period features including original fireplace, window seats and much exposed ceiling beams, as well as wooden brace and ledge doors. There is a study/5th bedroom and of further note on the ground floor is a utility room/boiler room as well as family bathroom which comprises a recently installed modern suite. On the first floor is a spacious landing, four bedrooms, shower room and separate cloakroom. OUTSIDE From the lane is a driveway with parking for three vehicles. To the left of this is a large level lawn with path to the front door. A path leads around the back to the well-kept cottage gardens with two private seating areas, lawn, chicken run and outbuildings that include a log shed and garden store. The property adjoins farmland to the rear. SERVICES Mains water, mains electricity and mains drainage. Oil-fired central heating. DIRECTIONS On leaving Exeter proceed westwards on the A377 passing through Crediton and Copplestone, continuing to Morchard Road. At Morchard Road turn right just before the Devonshire Dumpling pub signposted Morchard Bishop. Continue on this road into the village passing The London Inn on your right. After a further 50 yards fork right down the hill. Pass Old Rectory Gardens and immediately after that is a lane signposted No Through Road. 3 Wood Lane Cottages is the 2nd property on the left.
