" A detached bungalow with approaching half acre gardens in Mid Devon hamlet. Kitchen & utility room, 2 reception rooms, 3 bedrooms, 4th bedroom/office, bathroom & cloakroom. Garage. 0.475 of an acre. EPC Band E.

SITUATION Glenmore is situated on the fringes of the hamlet of Morchard Road which is within the parish of Down St. Mary, just over 2 miles from the large village of Copplestone. Morchard Road has a pub (The Devonshire Dumpling) whilst Copplestone has a post office, general store, primary school, pub and church. The Mid Devon town of Crediton is about 6 miles which has a larger range of shopping, schooling and recreational amenities. The cathedral and university city of Exeter is about 15 miles which has an extensive range of facilities befitting a centre of this importance. There is a bus service from Morchard Road into Exeter as well as a railway station on the Tarka line (Exeter to Barnstaple) which goes into Exeter St. David's. DESCRIPTION Glenmore is a detached bungalow dating from 1979. Of brick cavity elevations beneath a tiled roof, it offers accommodation of over 1,300sq ft. ACCOMMODATION There is an L-shaped hallway off which are the majority of the rooms. The kitchen is fitted with a range of matching eye and base level units with double electric oven, grill and hob. Off the rear hall from the kitchen is a utility room and cloakroom plus door to outside. There is a formal dining room together with a dual aspect sitting room facing south and west. There are three double bedrooms (two dual aspect) together with a four piece family bathroom. Of further note is a fourth bedroom/office. THE GROUNDS To the front of the property is a tarmac drive with parking for two vehicles, leading to the single garage (up-and-over door) with power and light supply. Paths lead around both sides of the property to the large level gardens. These enjoy a good degree of privacy and are well screened with hedge and tree borders. There are some excellent views across the adjoining countryside. There is also a greenhouse and two wooden sheds. Overall the property amounts to 0.475 of an acre. SERVICES Mains water, mains electricity. Private drainage. Oil-fired central heating. DIRECTIONS From Exeter proceed north on the A377 into and through Crediton and then continue through Copplestone. After a further two miles you will reach Morchard Road. Proceed through the village with The Devonshire Dumpling pub on the right and continue out of the village for approximately 400 yards. The property can be found on the left hand side. You will see a sign for another property 'Bradfield', turn into this lane and Glenmore is on the left.
