DESCRIPTION A wonderful opportunity to own a piece of Mid-Devon. This characterful "Chocolate Box" cottage is centrally located within the popular hamlet of Penstone close to Coleford and the well regarded New Inn. It offers 2 bedroomed accommodation over two floors and although it is in need of some modernisation, it has real potential to create fantastic home or holiday let. The thatch has recently been re-done.

The living room has a wealth of character with an inglenook fireplace and bread oven and the character continues upstairs with stripped floorboards, exposed timbers and beams. At the rear the kitchen overlooks the good sized garden.

Within walking distance of Penstone Cottages, there is a large community open space adjacent to the River Yeo, maintained by local residents and known as "the Penstone Glade". There are many organised events held on the glade and it provides a lovely picturesque place to visit and relax. Penstone itself is built on the south-facing slopes of the hills to the north of the river Yeo.

COLEFORD is a conservation area with many picturesque thatched cottages. The hamlet is nestled in a peaceful valley approximately 3 miles west of Crediton. There is a particularly well-restored ancient thatched inn (The New Inn), which together with the carefully preserved adjoining properties provides an unspoilt example of a traditional small Devon community. King Charles 1 is reputed to have visited the hamlet during the Civil War and he stabled his horses there on 27th July 1644 and also inspected his troops from the porch of Spencer Cottage.

CREDITON is an old Mid Devon market town with a wealth of history, being situated just 7.5 miles north-west of the Cathedral City of Exeter with the M5 motorway some 3 miles further on. The town is surrounded by unspoilt farmland in an area of great natural beauty. There is a regular daily bus service to Exeter plus trains every hour to Exeter and Barnstaple and a local town bus which covers most urban areas. The town is most famous for its ancient parish church and for being the birthplace of St Boniface in 680 AD. It has excellent schooling facilities at both senior and junior levels and a sports and leisure centre incorporating a superb swimming pool. The town has an excellent selection of shops with a recently opened Morrisons and a large Tesco superstore/petrol filling station.

DIRECTIONS From Crediton, take the A377 Barnstaple road for about 1.5 miles and turn left at Barnstaple Cross as signed Yeoford and Coleford. Proceed on for about 2.5 miles down into the village of Coleford and turn left at the crossroads as signed to Colebrooke. Follow this country lane taking the first left turning signed to Penstone. Go under the railway bridge and enter the hamlet, and 2 Penstone Cottages will be found on the left fronting on to the lane.
