" SANDFORD VILLAGE SQUARE - Double fronted period property with 2/3 bedrooms, full of character and charm, flexible accommodation and SOUTH FACING garden, don't miss out.

2/3 Bedrooms, Dining Room / Study / Bedroom 3, Living Room, Kitchen / Dining Room, Bathroom, Enclosed South Facing Cottage Style Garden, Useful Store

DESCRIPTION This most attractive double-fronted period property is splendidly situated in the old village square of Sandford surrounded by other period cottages and houses with nearby amenities including the church of St Swithins, Lamb Inn and post office/village stores. Sandford is within easy reach of Exeter and Crediton, the latter being accessible via a footpath through the millennium green and surrounding countryside.

The property, which was formerly the village bake house, offers spacious and flexible accommodation with a third bedroom being available on the ground floor. It is presented in good order and is full of charm & character having period features such as exposed beams and wall timbers, ledge & brace doors, exposed floorboards and various fireplaces with wood burning stoves. It is worth noting that due to the large windows and high ceilings, the property is light for this style of property. It also benefits from oil fired central heating throughout.

Outside space is offered by way of an enclosed south facing cottage style garden to the rear being fairly low maintenance and a useful garden room plus rear access by right of way over the neighbouring garden should it be required. Properties such as this rarely come onto the market in Sandford village square and we therefore recommend an early inspection to avoid disappointment.

DIRECTIONS From Crediton take the unclassified road in a northerly direction to Sandford (about 1 mile). Proceed up the hill going past the Rose & Crown Inn and take the first turning on the left in the village square. The Old Bakery will be found on the left.

SANDFORD is one of Mid Devon's most picturesque villages, being conveniently located approximately 1miles north of the busy town of Crediton (8 miles from Exeter). The village retains a real community feel with the focal point being the village square and Lamb Inn. There is a post office / store, a highly sought after primary school (senior children are taken to Queen Elizabeths School, Crediton), village hall, a further Inn and historic parish church. Sandford is well served by sporting clubs with a top quality cricket club, football, tennis and nearby rugby club. From the outskirts of the village, runs the Sandford to Crediton footpath which passes through the Millennium Green, crossing several times over a pretty stream, winding its way up through woodlands and into the outskirts of Crediton.
