This superbly positioned and extended four bedroomed detached bungalow is beautifully located on the extreme outskirts of Sandford, adjoining and overlooking the rolling hills of the Devonshire countryside. The village centre is within a few minutes’ walk and includes the pretty village square with the Lamb Inn, excellent primary school, post office and ancient church.

The bungalow itself is one of four similar properties built in the late 1980's and has an enviable position, being approached from its own private driveway and surrounded by its beautifully well-kept garden. The accommodation is presented in good decorative order throughout and benefits from very versatile living accommodation. It benefits from 4 bedrooms, living / dining room, study/bedroom 5, kitchen, bathroom and a detached garage and ample parking for up to three vehicles.

The present owners have lived in the bungalow for over 24 years and are moving to downsize. They have added uPVC double glazing and fascias to the property, minimising on maintenance. These all have the relevant guarantees.

SANDFORD  is one of Mid Devon's most picturesque villages, being conveniently located approximately 1Β½ miles north of the busy town of Crediton (8 miles from Exeter).  The village retains a real community feel with the focal point being the village square and Lamb Inn.  There is a post office / store, an Offsted registered playgroup, a highly sought after primary school (senior children are taken to Queen Elizabeths School, Crediton), village hall, a further Inn and historic parish church.  Sandford is well served by sporting clubs with a top quality cricket club, football, tennis and nearby rugby club. From the outskirts of the village, runs the Sandford to Crediton footpath which passes through the Millennium Green, crossing several times over a pretty stream, winding its way up through woodlands and into the outskirts of Crediton.

DIRECTIONS  Upon entering Sandford from Crediton, proceed up the hill, past the Rose & Crown pub, following the right-left S-bend, and turn right into Fannys Lane (opposite the church).  Go past the village hall and car park on you right and take the first right turning into Brady Close, and Demouville Gardens will be found in the bottom left hand corner.
