SITUATION Sandy Knapp Cottage is situated in a delightful rural yet accessible location in East Devon between the picturesque villages of Broadhembury and Payhembury. Both villages offer primary schools, post office and shop, public house and churches. Although 2 Sandy Knapp has a Payhembury address it is located in the parish of Broadhembury.   The market town of Honiton is about 5 miles and provides an excellent range of shopping and recreational facilities with a station on the London Waterloo line. The A30 dual carriageway at Honiton provides excellent access to Exeter providing further shopping, cultural facilities, M5 access, international airport and London Paddington railway station. West on the A373 within approximately 7 miles is Junction 28 of the M5 motorway and there is a mainline London Paddington at Junction 27, Tiverton Parkway, ensuring that the property is readily accessible for travelling north. The beautiful south coast is within 15 miles at Sidmouth with other popular beaches, villages and harbours nearby.   The property has wonderful far reaching views across to Hembury Fort and is situated on the edge of the Blackdown Hills an Area of Outstanding Natural Beauty, with a variety of footpaths and bridleways to take advantage of the wonderful countryside.
