SITUATION Wells Avenue is located in the middle of the popular East Devon village of Feniton, which has a range of facilities including a shop, well regarded primary school, mainline rail station on the London Waterloo line, and an active sports and social club. The property is in the catchment area of the renowned Kings School, Ottery St Mary. 3.5 miles south is Ottery St Mary where there is a good range of day to day shops, Sainsbury's supermarket and businesses. The A30 dual carriageway gives rapid access to the market town of Honiton, some 5 miles to the east, which has a Tesco supermarket, twice weekly street market, and many antique and book shops.
  Exeter is an easy commute to the west with comprehensive cultural and educational amenities along with access to the M5, Junction 28, and Exeter International Airport. The south coast at Sidmouth is an easy drive of about 10 miles. DESCRIPTION The bungalow, believed to be have been built in the 1960's has a been externally upgraded over the years with uPVC double glazing, soffits and rain water goods.
 
A ramp leads to a covered entrance porch and into the hallway with a cloaks cupboard, and leads on to the sitting room and onto the dining room, each of these reception rooms have large windows with views to the front garden.

Proceed along this road for about 2 miles, passing through Fenny Bridges and at Patteson's Cross turn in a northerly direction signposted to Feniton. Follow the lane towards the village and on the sharp left hand bend turn right. Go over both bridges and take the next left turn, continue for around 4/500 yards and the property is found on the left.
