SITUATION Selva is located in a lovely position on the outskirts of the picturesque village of Axmouth. Axmouth lies one mile from the mouth of the River Axe in the beautiful, unspoilt Axe Valley located in the south eastern corner of Devon, close to the Dorset border. Axmouth has two public houses and the town of Seaton, with its mile long beach, is just 1.5 miles distant and is well equipped with a range of local shops, services and recreational facilities. Within easy reach is the small town of Colyton, 2 miles to the north, with its well regarded Grammar School. There are numerous other towns in the area, most notably Lyme Regis, 7 miles to the east, Axminster, 7 miles to the north and Honiton, 10 miles to the north west.
 
 
 
Honiton and Axminster both benefit from mainline railway stations on the London Waterloo line. At Honiton, the A30 dual carriageway provides rapid access to the university and cathedral city of Exeter, which further benefits from mainline railway stations and International Airport. DESCRIPTION Selva is a fine detached house built in 2007 with the benefit of a NHBC warranty until 2017. It has been designed to take advantage of its natural surroundings; its daytime living space is on the first floor and has lovely views over part of the village and rolling farmland up the valley.
 
The first floor accommodation includes a well laid out and recently fitted kitchen/ breakfast room including an oil fired Rayburn for cooking, heating and hot water, an electric oven and ceramic hob, composite worktop and ceramic sink.
 
 
The L shaped sitting room and dining room is spacious, providing plenty of room for sofas and a good size dining table, a fireplace with log burner and French doors to the balcony. There are up to 4 bedrooms, currently one is used as an occasional bedroom and study. Two of the bedrooms have en suite shower rooms, there is also a family bathroom.
 
Throughout the house there are traditional touches with a common theme of natural materials including stripped wooden floors, painted internal doors, stained glass and exposed brickwork including a wonderful fireplace in one of the bedroom suites. OUTSIDE To the front of the property is a small pleasant garden, easily maintainable; to the side is an excellent raised deck, perfect for outside dining with a vista over the surrounding countryside.
 
At the rear of the house are useful small outbuildings including a utility (6'10' x 6'5') including WC and washbasin and log store. The sloped driveway and single garage provides parking for up to 3 cars. SERVICES Mains water, drainage and electricity. Oil fired central heating. DIRECTIONAL NOTE From the A3052 coast road, just to the north of Axmouth, take the south turning at Boshill Cross and continue into the village. At the Ship Inn, turn left into Chapel Street. After 200 yards, opposite the wooden bus shelter, turn right and continue around the right hand bend and Selva is on the right after about 100 yards.
