Situation:

Beer is a typical example of a beautiful, unspoilt Devon fishing village. Once a smugglers haven, set in one of the most sheltered positions on the Devon coast, Beer retains a strong seafaring tradition, with skills and business handed down from family to family to the present day. Central on the World Heritage Coast it provides access to Lyme Regis and West Dorset via the famous Undercliff Landslip. The South West Coast Path and East Devon Way also pass nearby.

Directions -

From Sidmouth leave the town by any of the major routes and on reaching the A3052 (Exeter-Lyme Regis road) turn right towards Lyme Regis. Continue for approximately six miles and turn right onto the B3174 towards Beer. Continue down the steep hill to the halt sign and turn left towards Seaton. Continue up the hill and take the second road on the right, which is Long Hill. The property is the second house on the right hand side.

Description of property


Abergrange is in a wonderful position high up on the edge of Beer with views over the village and bay. The property is set within its own substantial plot and is approached via a gated private drive with turning area and parking for 4-6 plus cars. The panelled entrance vestibule with tessellated floor, beautiful original stained glass window and large reception hall, optimise the Victorian elegance of the entire house. On the ground floor there are three reception rooms, which have original period features such as panelled doors, ornate ceiling roses, coving, picture rails and fire surrounds. The drawing room has mullion windows and enjoys views of the sea whilst the sitting room has oak floors, a marble fire surround and a delightful tower bay window, a perfect area for reading and enjoying the natural sunlight which floods the room. To the rear of the property is a dual aspect dining room with solid oak floors and a cloakroom leading off. The kitchen breakfast room has a range of eye and floor level wooden units with laminated worktops and a gas hob. An island in the centre of the kitchen provides an ideal workspace and there are glazed double doors from which the rear patio area is accessed. The utility room also has its own back door entrance.

An elegant turning staircase leads past a large impressive stained glass window to a very spacious landing from which the bedrooms are accessed. Again these rooms benefit from period features some of them having stained glass windows and fireplaces. There are four double bedrooms and one single, the main bedroom has mullion windows, superb views of the sea and an en suite with bath and shower over, whilst the guest bedroom has a tower bay window maximising the vista over the town and bay.

The property stands within its own mature grounds with established trees and shrubs including fruit trees, silver birch, holly, griselinia and Torbay palm.

Immediately to the front of the house is a ballustraded terrace with views across Beer to the sea, perfect for al fresco dining. Steps lead down through a lower garden and past a summerhouse to a lawned area, previously an orchard, with apple trees and a garden shed.

The rear of the property is accessed via either side of the house where there is a lawn and further garden sheds. The double garage to the side of the house offers flexibility with a utility/workshop area to the rear accessed via a separate door and this could provide auxiliary accommodation subject to the necessary planning consents.
