SITUATION 1 Clinton Rise enjoys an elevated location on the edge of Beer with some breathtaking views along East Devon and West Dorset coast, as far as Portland Bill on a clear day. The village of Beer is a short distance from the property and provides a good range of facilities and conveniences including a small supermarket, post office, doctors surgery, church, restaurants, inns and several independent shops. The nearby town of Seaton offers a wider choice of shopping facilities, whilst the market towns of Honiton and Axminster both have train stations on the Waterloo line.   Beer has long been regarded a special place to live, and continues to retain much charm with an appealing collection of fine architecture and a sheltered shingle beach. Historically, the main source of income was from fishing and lace making and since Roman times, Beer stone has been widely used as a building material.   Honiton provides access onto the A30 dual carriageway which leads east to the A303 and west to Exeter and the M5. Exeter offers a comprehensive range of services including state and private education, a sixth form college and university, hospitals, theatres and the majority of leading department stores expected of the county capital. Lying to the east of the city is an international airport.   The beautiful East Devon coast, provides a wide range of recreational opportunities including walking on the coastal path and there are sailing clubs in Beer and in the nearby village of Axmouth. DESCRIPTION 1 Clinton Rise is a detached bungalow, built in the 1970's of cavity brick construction under a tiled roof. The property has replacement uPVC double glazing and gas fired central heating although some cosmetic improvement is required.   The accommodation is well planned, with a spacious reception hall, impressive sitting room with bay window with views of the coastline, separate dining room, kitchen, utility, three double bedrooms, family bathroom and separate shower and WC. The third bedroom is situated to the rear of the property, with independent access from the gardens and has the potential for use as a self contained annexe.   At first floor are two useful attic rooms which have previously been used as an office, accessed via a temporary timber ladder, with a dormer window to the rear.   Outside, the gardens surround the property, with a tarmac driveway leading from Clinton Rise which provides parking and turning space for several vehicles. This in turn leads to a large garage and workshop with space for two cars and an externally accessed coal store.   A wide expanse of level lawns extends across the front elevation bounded by a stone wall. A concrete path continues around to the side of the property where there is a well planned vegetable and fruit garden comprising of several raised beds and two green houses. Directly to the rear are further gardens which are sheltered by the property and garage building and benefit from a good degree of privacy.
