SITUATION Ridgeway House is set in an elevated position located near the centre of Ottery St Mary. This small town, in East Devon has many amenities and shops including a Sainsburys, pubs, churches, well regarded schools, post office, banks, medical centre, local hospital, recreational activities, sports centre and bus services. Although surrounded by beautiful open countryside it is particularly accessible; 6 miles to the coast at Sidmouth, M5 at Exeter 10 miles, with the A30 dual carriageway providing swift access. Honiton is 5 miles with further shops, amenities and mainline station (Waterloo-Exeter). DESCRIPTION Ridgeway House comprises a large portion of a substantial, probably Victorian house, set in large grounds. Used as offices until recently the property benefits from planning consent to convert back into a large attached family house. Most of the structure of the accommodation is already in place with large, light and airy rooms in need of redecorating and finishing to your own specification.
 
Although the property is not listed the house has some lovely character features including timber sash windows, elegant archways, high ceilings and a beautiful verandah to the front with moulded supports into which the principal reception rooms project with the bay windows increasing the levels of natural light. ACCOMMODATION As illustrated by the floor plan, the accommodation is well laid out, with further potential to transform the space into a lovely family home. A glazed porch and substantial timber door leads into a large entrance hall from which the main rooms are accessed. The large sitting room and family room, each with their impressive bay windows, look south over the gardens to the rear. We understand there is a boarded up fireplace in both the family room and sitting room.
 
The kitchen has a range of base and eye level units as well as a generous sized double oven with 5 ring gas hob. The dining room has a separate entrance to the outside and an unusual curved glass block wall. On the ground floor are female and male toilets, disabled access WC, as well as a shower room. Steps lead down into a good sized cellar.
 
On the first floor are 4 good sized rooms, one of which could be split forming two double bedrooms. There are two small store rooms, which have the potential to form the family bathroom/s. OUTSIDE Double gates lead into a large walled gravel parking and turning area for several cars. A pedestrian gate takes you through to the south facing enclosed gardens to the rear of the house. Laid predominately to lawns, the covered verandah is an ideal place from which to enjoy the pleasant space. Surrounded by herbaceous boarders and trees the enclosed garden has a wall along the western edge providing privacy and shelter. PLANNING PERMISSION Planning permission was granted for the change of use back to residential on the 19th July 2013 (Ref 13/0937/COU).
