Tucked away down a private drive, this architect designed house was completed by well regarded local builders in the early 1990's. With a floor area of approximately 2267ft the house features two reception rooms, kitchen/breakfast room, utility, cloakroom/WC, four double bedrooms(master bedroom en-suite) and a study. Location

Located on part of the world famous 'Jurassic Coast', Sidmouth is a delightful, unspoilt, genteel resort town situated in and along the lovely Sid Valley in East Devon. It has retained much of its Regency and Victorian charm and character and is well served by a range of amenities including both private and state schools, hospital, theatre, cinema, golf course, supermarkets and a town centre with a wealth of interesting, individual shops. Sidmouth is also well placed for transport links, lying within 15 miles of Exeter and the M5 and within just 10 miles of Exeter airport, Honiton and the A30 link road. Fortescue road is situated within 1.5 miles of Sidmouth town centre. Pedestrian access onto the delightful 'Byes', a riverside walk and parkland which leads to the town centre, is located within 300 metres of the property. This pedestrian footpath also provides access to Primley Road and the secondary school.

The house benefits from double glazing and oil fired central heating provided by a condensing boiler installed in 2012.

Outside

The house is approached via a driveway providing parking and access to a double garage with remote control, electronically operated door. Lawned gardens wrap around the house and contain numerous seating areas to take advantage of the countryside views including a raised patio area with the timber summer house, idyllic for barbecues and outside dining. Well positioned flower beds stocked with a wide variety of shrubs and perennials provide a wealth of colour throughout the seasons, along with fruit bearing trees and a vegetable plot. High borders, and mature trees provide screening and privacy with a gate leading onto Lower Griggs Lane. A timber shed is sited to one side of the garden, and pathways lead through and around the garden illuminated by perimeter lighting.



Directions

From our office, turn right into the High Street. After 50 metres continue straight across the mini roundabout into Vicarage Road. From there take the first right (opposite the cinema) into Salcombe Road and continue along and over the hump back bridge. Follow the road around to the left and continue along this road for approximately a mile and a half, passing Sid Abbey and Carslake Close on the left hand side. A private driveway on the left hand side just past the turning opposite for Griggs Lane can be found with the house being the first of three detached houses..
