" A beautifully presented 1930s home that has been extended to provide excellent family accommodation in an elevated location with far reaching views.

Overall Description This is a 1930s semi-detached house in an elevated position towards the edge of Hoddesdon that has been extended to create a substantial and very well laid out family home. The property is very well presented having just been redecorated and refurbished throughout, and yet retains much of its period character with stripped pine staircase, fireplace with wood burning stove in the main lounge, attractive original stripped wood-panelled doors, picture rails, etc. The result is a wonderfully light and airy home that is very well laid out for family living with two main reception rooms - the one to the rear has the far reaching views - as well as a cosy den which doubles up as an office. The heart of the home is the large open-plan kitchen/dining room - a great space to entertain - and there is a useful downstairs shower room and utility/laundry room by the den. Upstairs there are three bedrooms and a modern bathroom, though the loft is certainly large enough to add one (even two) bedrooms with extra bathroom

(subject to consents). With its elevated position the house feels very private and has lovely views to the rear. Outside there is a 50' garden and a double-garage with rear access. Location The property sits in an elevated position on the edge of the town of Hoddesdon, which makes it popular with commuters due the the close proximity of the A10 and railway services to London from Rye House Station and Broxbourne. Hoddesdon has a good range of local shops, supermarkets and other services as well a bustling high street with a wide selection of pubs and restaurants. There are excellent schools at all levels in the area including Haileybury College just up the road at Hertford Heath. Hoddesdon sits in the Lea Valley so is close to lakes and gravel pits offering leisure activities including fishing and sailing. The town is close to some beautiful Hertfordshire countryside including Broxbourne Woods which is the county's only National Nature Reserve.
