" A delightful character property nestled in the heart of Belbroughton.

Description

The cottage is located to the rear of number 10 Church Road via a right of way access over number 10โ€˜s driveway. Upon entering the cottage there is an enclosed porch with useful storage, a door leads to the living room which has a log fire and stairs to the first floor. The kitchen diner is of a good size with space for a dining table. The first floor has two bedrooms which are both doubles and there is a shower room. Outside there is a beautiful cottage garden with a summer house.

A gate and picket fence enclose a small fore garden which leads to the front entrance door opening onto an enclosed porch and useful area with a tiled floor, built in storage for hanging coats and a further door leads to the accommodation.

The living room has a split level staircase to the first floor accommodation with space for a study area beneath, a log burner sits in an exposed brick fireplace with a feature wooden surround and tiled hearth and built in units to either side of the fireplace. There are beams to the ceiling, wall light points, two radiators and dual aspect double glazed windows, two to the side and one bow window to the front.

The kitchen diner is fitted with a range of matching shaker style cream base and drawer units incorporating soft closing and roll edged worksurfaces. Integrated appliances include a Bosh double oven with an extractor over and a four ring gas hob. There is a stainless steel sink unit with a drainer and a mixer tap, space for further domestic appliances, a wall mounted Baxi boiler, complementary brick effect tiling to partial walls, beams to the ceiling, space for a table and chairs, a radiator and a double glazed window to the front.

A staircase rises to the first floor accommodation with a part vaulted ceiling with beams and access to the loft. Further doors lead to two double bedrooms both with a radiator and a double glazed window. The house shower room has a white suite comprising a low level WC, a wash hand basin with a mixer tap and a vanity unit beneath, a shower cubicle, complementary tiling, a wall mounted heated chrome towel radiator and a double glazed obscure window with built in shutters. There is space for a bath within this room as there was one previously fitted.

Outside
The rear garden is approached via a pathway from the front entrance door which leads to a cottage style pretty and colourful garden. There is a paved area for alfresco dining and entertaining and a pathway leads to a timber and double glazed summerhouse to the rear of the garden. There is an abundance of planting and foliage and the garden has a private aspect being fully enclosed by panelled fencing.
