Description

Farthingale is on the Iverley side of Norton Road with surrounding countryside and greenery. The property has been extended over the years to provide a versatile family home. On the ground floor there are two reception rooms, one extended to the rear, a formal dining room next to a beautifully appointed kitchen which could be combined to create a lovely space. There is also a useful study and a shower room. There are four double bedrooms to the first floor which are all sizable with fitted furniture, the master has an ensuite and the second has a shower and vanity unit. Outside, the private rear gardens are sizeable and awash with colourful planting and foliage, making for a wonderful place to relax and entertain.

Description
Farthingale is approached via a sweeping gravelled driveway giving off road parking for a number of vehicles which leads to the garage. A side gate gives access to the rear of the property and mature borders of planting and foliage enclose the driveway. There is also lantern style courtesy lighting.

The entrance door opens to an inner hallway with tiled floor, beams to the ceiling and a further door opens onto a welcoming reception hallway with a split level staircase and a useful under stairs study area with an obscured window.

There are two reception rooms, one extended to the rear. The front reception room has beams to the ceiling, a living flame coal effect gas fire and a feature a bay window.

The rear reception room is a spacious dual aspect room with decorative panelling, coving and a beautiful Inglenook fireplace housing a coal and log effect gas fire.

The kitchen is fitted with matching shaker style wall, base and drawer units with soft closing. The house bathroom is contemporary in design being recently refitted with a white suite comprising a low level WC, bidet, his and hers basins with mixer taps, a freestanding rolltop clawfoot bath with telephone shower to the mixer tap and a separate shower cubicle. There is a range of built in units, complementary tiling, decorative panelling, a radiator incorporating a towel rail and a further chrome radiator.

Outside
The rear garden is a particular feature of this property being landscaped with an abundance of colourful planting trees and foliage.

There is an expansive tiered patio mainly gravelled. The first patio is perfect for alfresco dining bordered by pretty walled flower beds flanked by mature hedgerow with a tranquil water feature to the centre. Steps lead to the second tier with a fantastic double fronted summer house with patio to the front. Further steps lead to a large lawn with further seating areas, lovely borders of planting and surrounded by a combination of mature hedgerow, trees and brick walling with woodland to the rear.
