(31'10' x 19'0') This splendid timber framed Grade II listed detached barn conversion occupies a superb position, well off the road and close to the original farmhouse and three nearby barn conversions, yet orientated away from the neighbouring properties with its own private gated entrance leading into a sweeping gravel driveway and extensive forecourt area bordered by level parkland lawns interspersed with a number of ornamental trees.

The property was converted from a former threshing barn in 2004, retaining immense charm and character with a wonderful main reception room having glazed panels front and rear, together with a superb high ceiling and exposed timber framework.

A door from the kitchen gives access into the attached garage which has double wooden entrance doors approached from the main driveway and a pedestrian door giving access from the garden and forecourt.

The first floor accommodation is arranged over two wings, with access as described from either the dining room or breakfast room. The principal bedroom includes a recessed area with inbuilt wardrobes and also has an en-suite bathroom with P-shaped bath having mixer shower above plus low level wc, pedestal hand basin and tiled floor.

The second bedroom has an en-suite shower room with tiled floor, pedestal hand basin, low level wc and cubicle with mixer shower.

The third bedroom also makes an ideal guest bedroom with its own en-suite shower room, though this room is currently used as an office.


Mains electricity and water (metered) are connected with drainage to a septic tank and an LPG fired central heating system benefiting from a replacement boiler (Autumn 2017).

The gardens are a delightful aspect of the property and are bordered by farm fields to the rear. It should be noted that a public footpath officially crosses through the garden, however this has been re-routed through the neighbouring barns' courtyard instead, rejoining a stile at the far end of the gardens belonging to No.1

The gravel driveway could accommodate numerous vehicles, in addition to which there is an excellent three bay open fronted barn (31'10' wide x 19'0' deep), one of the bays containing a secure timber storage shed and with water & electricity connected.
