" A WELL APPOINTED DETACHED BUNGALOW, SITUATED WITHIN A TUCKED AWAY RESIDENTIAL LOCATION ON THE OUTSKIRTS OF LYME REGIS. WITH SCOPE TO IMPROVE AND EXTEND.

16 Clappentail Park is thought to have been constructed during the late 1960s, built to traditional specifications under a tiled roof. Situated within a pleasant residential area, the property offers generous accommodation with mainly double glazed windows. Whilst well maintained under the current ownership, it now requires a model of modernisation and updating throughout. Being a bungalow, the large footprint would allow significant alterations, including extending the living space into the loft area to create a large residence as has been carried out to a number of similar properties in the area. This would be subject to obtaining the necessary planning consents.

A particular feature of note are the delightful mature front and rear gardens, lovingly tended over the years and a pleasant space in which to enjoy the warmer temperatures. Clappentail Park is a quiet close of good quality properties well away from main roads and about 1 2 mile from the town centre shops and seafront.

Lyme Regis is a picturesque coastal town noted for its many character buildings, centuries old Cobb Harbour and unspoilt surrounding countryside. The town centre provides good shopping facilities for day to day needs and the larger centres of Taunton and Exeter are both about 28 miles away. There is a main line railway station at Axminster 6 miles inland . In Lyme Regis there is also a sailing club, bowls, golf course, theatre and numerous local societies. The town is situated on the beautiful and unspoilt Devon and Dorset Jurassic Coast awarded World Heritage Site status by UNESCO in December 2001.
