SITUATION:  No 10, Kingfisher Court comprises a ground floor flat in a two-storey block facing West Cliff overlooking the communal grounds, just yards from the beach and sea.  West Bay is a fishing village/seaside resort with access to the coastal paths, a walk way for enjoying the spectacular coastal views.  West Bay itself has a small range of shops meeting day-to-day needs, kiosks, hotels and restaurants including the award winning Riverside Restaurant.  West Dorset Golf Club is also situated on East Cliff.

The market town of Bridport lies some 2 miles to the north with its comprehensive shopping facilities, professional businesses and social amenities.  

The County Town of Dorchester lies some 15 miles to the east with its British Rail main line connection.

There are lawns extending either side, being fairly private from the general tourists and ideal for sitting out in the sunshine.

TENURE:  Shared Freehold so no ground rent.  Maintenance charges for 2012 (Jan-Dec) were n++700.12, which covers the maintenance of the exterior of the building and grounds and buildings insurance.  The maintenance/insurance charge for the garage is separate - n++100 per annum,
