SITUATION AND AMENITIES Litton Cheney is a beautiful south-facing village in the picturesque Bride Valley, and lies within an area of Outstanding Natural Beauty just 3 miles from the sea at West Bexington, six miles east of Bridport and 9 miles west of Dorchester. The village centres around the local primary school, the White Hart Inn and the community hall which hosts toddler groups, short mat bowls, an occasional cafe, yoga, Pilates, painting courses and the renowned Bride Valley Films. Litton Cheney has a twice daily bus service to Bridport and more frequent connections can be made to Weymouth and further west via Portesham (home of the nearest doctors surgery). A nearby farm shop at Modbury Farm has wonderful local organic produce and is open every day. There is a post office and village shop in Burton Bradstock as well as the famed Hive Beach caf?. This stretch of World Heritage Coast caters well for walkers and equine enthusiasts, having many beautiful paths and bridleways with access to the beaches along this stretch of the Jurassic Coast. The charming market town of Bridport holds twice weekly markets, regular farmers and vintage markets and has a cinema, arts centre, and a newly refurbished large leisure centre. Both Bridport and Dorchester have Waitrose supermarkets. There are a number of excellent primary schools and secondary schools in the area. The village has good road access to the County Town of Dorchester with its mainline rail service to London Waterloo and a variety of amenities. Further along the coast lies the larger town of Weymouth which is hosting the 2012 Olympic waterside games. DESCRIPTION Manor Farm House is a period farmhouse dating from around 1780, the original building being of stone elevations beneath a slate roof with a later rendered extension. Previously owned by one family for over a hundred years, the property has undergone an extensive programme of sympathetic improvement in recent years. The current owners have added many modern conveniences including a fuel efficient and flexible Torrent heat store LPG/Solid Fuel central heating system, a new kitchen with Rayburn, and a luxury en-suite. The house occupies an elevated and private position within this sought after Bride Valley village and has southerly views of the surrounding countryside. There is a useful detached garage with light and power adjacent to the garden, and two garden sheds, one brand-new and bespoke. To the rear of the property is an original stone barn which has benefitted from a new roof, Velux windows and other refurbishments in recent times and has light and power connected. This is currently being used as a workshop but could lend itself to further conversion to ancillary accommodation subject to the relevant consents.
