The Area


Birch Road is situated parallel to Newgate, within level walking distance of the town centre. Barnard Castle is an historic market town supporting a range of shopping, educational and recreational facilities, dominated by the Castle Ruins, Bowes Museum and River Tees.

There are many renowned beauty spots close at hand, beyond which can be found the attractions of North Yorkshire, the Lake District, Weardale and Northumberland as well as the East Coast.

For the commuter, A66, A67 and A1(M) provide links with the major commercial centres of the North East. Darlington mainline railway station and Durham Tees Valley international airport offer further communications with the rest of the country.

The Property


45 Birch Road is period town house which is in need of modernisation, occupying an ideal situation less than a quarter of a mile from the centre of the town. It has the benefit of gas fired central heating and double glazing throughout along with a walled courtyard to the rear along with a good sized private garden.

The open plan living/dining room has an electric fire which is set into a decorative stone surround with shelving. A large bay window looks over Birch Road and a door leads into the kitchen.

A bi-folding door leads into the under stairs pantry/cupboard and a further door leads into the utility room.

The utility room is an addition to the property having a glass roof and sides with space for further white goods and a uPVC door leading out to the rear courtyard.

To the first floor landing there are three bedrooms and a family bathroom/WC. The master bedroom is a good sized double room which is positioned to the rear of the property having a window looking over the rear garden.

A metal personnel gate provides access to a back lane which provides vehicular right of way for the neighbouring properties.

Across the lane a further personnel gate leads into the good size garden which has a concrete pathway that extending around to the top where there is a large greenhouse/potting shed. The garden is primarily laid to gravel for ease of maintenance but formally used as a productive vegetable garden.

From the centre of Barnard Castle, proceed along Newgate (towards the Bowes Museum) taking the first principal turning on the left hand side into Birch Road, just prior to the Catholic church.
