The property has gardens front and rear. The village of Moulton is a popular much sought after village with a pub and situated approx. 2 miles from Scotch Corner allowing good road access to the A1 and A66. The accommodation comprises:- Upvc front door to Entrance Hallway Electric storage and stairs off to first floor Sitting Room 5.13m x 3.26m Dual aspect, electric storage, TV point Kitchen / Diner 5.14m x 2.73m With dual aspect, newly fitted modern kitchen with good range of eye and base units, integrated electric hob and oven, stainless steel sink unit with mixer tap, lino flooring, electric storage heater FIRST FLOOR Landing With storage heater Bedroom 1 3.53m x 3.24m Storage cupboard Bedroom 2 3.29m x 2.04m With wardrobe and storage cupboard Bedroom 3 2.43m x 2.40m Storage cupboard Bathroom Comprising; bath with electric shower over, WC, wash hand basin, storage heater, lino flooring OUTSIDE To the front of the property there is a lawned garden and to the rear an enclosed garden. Viewing Strictly by appointment through the agents TERMS AND CONDITIONS The property will be let unfurnished on an Assured Shorthold Tenancy for a minimum term of six months at a rental of ?550 per calendar month (including water rates), payable monthly in advance by direct debit.
