Situated in a quiet residential area, the property is within walking distance of Swadlincote town centre, where there are a wide range of retail and leisure facilities.

DESCRIPTION GROUND FLOOR
This property has gas central heating and UPVC double glazing throughout. To the front of the property is a storm porch which provides access to the inner hallway. Off of the hallway is access to the ground floor accommodation and stairs off to the first floor. Off the hall is the lounge/diner which is an open plan room separated by an archway. To the front is a feature bay window, and to the rear is double French doors leading onto the decking area. The kitchen also comes off of the hallway and has a view of the rear garden, it has a range of white wall and base units, integral gas hob, electric oven and extractor overhead and space for household appliances. DESCRIPTION 1ST FLOOR
Off of the landing is the bedrooms. To the front of the property is the master bedroom which is a good size and has the extra bay window and window seat. The second bedroom is also a good sized double which is situated at the rear of the property and enjoys views over the rear garden. This is also a built in cupboard. The third bedroom is at the front of the house and is a single room. Lastly at the rear is a modern four piece white bathroom suite which consists of bath, shower cubicle, w.c and wash basin.

OUTSIDE
To the front of the property is a raised driveway, which provides off road parking for two cars. There are steps down to the front door, and side gate access to the rear garden. The rear garden is not overlooked and is split into sections which consist of decking, lawn and patio. At the very top of the garden is a large shed which provides an extra storage area.

DIRECTIONS
From our Swadlincote office, turn left into Civic Way, taking the first exit at the island. Continue up the hill, turning right into West Street, which becomes Alexandra Road. Take the second left onto Highfield Street and continue ahead to the junction with Highfield Road where the property is situated straight ahead, easily identified by our Newton Fallowell to For Sale board.
