DESCRIPTION- GROUND FLOOR

DESCRIPTION- 1ST FLOOR
At the top of the stairs is the landing which leads to all of the bedroom accommodation, and family bathroom. To the front of the property is the master bedroom which is a good size double, built in wardrobes and access into the en-suite. The en-suite is a three piece white shower suite. To the rear of the property is the 2nd bedroom which is also a double room, has views of the garden and a built in wardrobe. The 3rd bedroom is also a double room situated over the garage to the front and has built in storage space over the stairwell, and built in wardrobe. Bedroom four is located to the rear and is a single with overhead storage. Completing the accommodation upstairs is the airing cupboard off the landing and the Family bathroom is located to the rear and has a three piece white suite with electric shower over.

OUTSIDE
To the front of the property is the front lawn and driveway for two vehicles. The driveway sits in front of the single integral garage. At the side of the garage is the gate providing access into the rear garden. The rear garden is private and divided into two sections. On the lower level is the patio area, with steps leading up to an elevated lawn.

DIRECTIONS
From our Swadlincote office turn right into Civic Way, and proceed to the island continuing straight ahead at the island onto Derby Road, becoming Swadlincote Road. At the Clock Island take the first exit onto Burton Road, Woodville, and continue ahead taking a right turn onto Sorrell Drive, follow the road down to where Sage Drive is on the right hand side where the property is situated on the right, easily identified by our Newton Fallowell For Sale Board.
