The train station is also a surprisingly close walk so for those of you commuting, a real chance to save on those rising fuel prices.First impressions upon entering the hallway via the front porch, is a real feel of warmth. Maybe this is created by the solid wood parquet flooring or the traditional brick built fireplace which is in the lounge. As the floor plan shows you, the well fitted kitchen opens into an equally well presented breakfast room/utility area. There are three reception rooms in total and a downstairs cloakroom, a truly versatile property. This house is perfect for entertaining.The upstairs space will also not disappoint, although smaller than downstairs all bedrooms either have fitted wardrobes or storage cupboards and a vast landing leading to family bathroom with shower over bath.

We have enjoyed living at 26 Avenue Road and in many ways will be sorry to move. We have invested a lot of time, effort, money and love into the property to modernise it and make it our home. The house is so quiet, light and spacious, and the accommodation has allowed us to escape to our own quiet space away from the kids and the TV!We love walking and being so close to the sea front, we have been able to take many evening walks along the promenade, sometimes as far as Reculver and witnessed some beautiful sunsets. We hope whoever buys the property, loves it as much as we have.
